The index, the sales as they close, every tract and school district, year by year. Counts and medians of recorded sales, with the sample behind each one.

Every figure is a count or a median of recorded sales in Sonoma County records and the MLS, through Nov 5, 2026. A median needs five sales. The price history plots each quarter as the twelve months to it, and tracts as the three years to each year, so a small market still has a median; where a period still falls short, a dashed line joins the medians either side, and a series without a median in most periods is not drawn. Sales between related parties, bulk transfers and implausible $/sf are left out. Nothing here is an opinion of what any home is worth.
